Some roof contractors might try to tell you that it is time for a replacement in order to increase the price. The honest information here will help you decide whether or not that’s the right choice.
Material
Different materials have different life spans. Slate is an example of a roofing material that can last for 200 years. But, you don’t see many slate roofs these days. You probably have shingles or shakes.
The terms are sometimes used interchangeably. But, roofers usually refer to shingles as those roofing materials that are composed of asphalt, while the term shakes is used to refer to those that are made of wood. Cedar shakes, for example, are common in some areas.
Although you might lose some shingles or shakes due to wind or another kind of storm, roofs covered with them can typically be repaired for up to 11 years. After 15 years, it’s probably time to replace.
Shingled roofs that are between 11 and 15 years old are questionable. Repairs may work, but considering that the maximum lifespan of these materials is around 20-30 years, it may save you money in the long run to replace them now.
The ceramic tiles commonly used in Spanish and American southwest architectural designs have a lifespan of more than 100 years. Unless your home is very old, minor repair work is all that should be necessary for this kind of material.
Design
The design is another thing that roof contractors look at when determining whether it is best to repair or replace. Flat roofs have the shortest life spans, because water tends to pool in spots.
In some cases, it is possible to recover an old flat design with one of the new thermoplastic materials or a thermo-set membrane. The rubber and other polymers in these materials can be used to seal up problem areas, as long as the joists and beams have not been damaged.
Extent of Damage
This is a major consideration when the damage was caused by hail or snow. It is also something that insurance companies look at when deciding whether or not to cover the damage.
Most roof contractors will recommend repairing superficial damage. That means that only the covering (shingles, shakes, etc) was damaged.
On the other hand, if a tree falls on the roof, there could be major damage to the ridge, rafters, ties or braces. It might not be necessary to replace the whole thing, but any wooden pieces should be replaced. A repair would be a temporary measure, at best.
Age
Some roof contractors consider only the age of the dwelling, regardless of the material, design or the extent of the damage. But, as you have already read, there are other factors to consider. Completely replacing old ceramic tiled or slate covered roofs is a waste of money.
